Brookfield Residential is a North American homebuilder and land developer focused on master-planned communities across the U.S. and Canada. It is part of Brookfield Properties and emphasizes innovation, sustainability, and customer experience in the homebuying journey.
 

Challenge

Brookfield Residential needed to modernize its digital platform to support growth and improve marketing agility. Its legacy platform slowed teams down with manual processes, limited authoring flexibility, and inconsistent performance. Page load times were high, and managing content across communities required repetitive effort. The reliance on external tools also fragmented workflows and reduced efficiency.
 

Solution


XCentium migrated Brookfield Residential to Sitecore XM Cloud, a SaaS-based CMS designed for composable architecture. This created a scalable foundation and reduced the need for ongoing infrastructure management. The platform was integrated with Sitecore Search, Salesforce, Sitecore CDP and Personalize, and deployed using Vercel for improved performance and flexibility.
 
The team rebuilt the front end using Next.js and Tailwind CSS to improve speed and responsiveness. A new content architecture simplified how teams manage communities, collections, and promotions. Content authors can now create and update pages more easily, with visual editing and faster workflows replacing manual processes.
 
Interactive features were added using MapBox and Matterport to improve the homebuying experience. Lead capture was centralized through Salesforce and Sitecore Forms, improving data flow and reporting. The platform also introduced zero-downtime deployments and faster onboarding for developers, reducing operational friction. 

 

Outcomes

The migration delivered clear improvements in performance, efficiency, and usability. Page load speed and core web vitals improved significantly, creating a faster and more consistent user experience. Content teams can now work more efficiently, reducing time spent on updates and launches.
 

Operationally, the platform reduced complexity and improved deployment speed, allowing teams to release updates more frequently with less risk. Developer onboarding and environment setup also became much faster.
